Village Council approves zoning for office space

By Ann Sheek - Following a public hearing, Clemmons Council voted to approve a special use highway business special use rezoning off Ramada Drive, on 3.65 acres for a 32,215 square ft. office building.
City-county planner, Gary Roberts, said the special use rezoning was already approved for highway business in the Clemmons Area Plan, The property is located off Ramada Drive on Commercial Park Court, which is near Interstate 40.
Roberts said “the site plan includes a 100-ft. setback from the street and has a 40-ft. undisturbed buffer. Roberts told council that the planning staff and also the Clemmons Planning Board recommended approval. “Traffic use will be less with this use, than the existing zoning. Some 679 trips to and from the facility are expected.”
One resident, Clarence Call of 3330 Brookland Drive, objected to the property use. Call said the property was graded years ago, and all the trees and debris had been pushed into a pile, which created a dam. He said during heavy rains the run off caused his property to flood. Call said the development would adversely affect his two lots.
Randall Kale, the engineer for the project, explained that the developer of the property will build and maintain a retention pond to address the storm water drainage.
Councilwoman Mary Cameron made the motion to approve the rezoning and site plan with the storm water restrictions required. Cameron said this site plan “has three advantages – less control; is more restrictive for use and will have less traffic than the existing zoning.”
Vote was 5-0 unanimously in favor of the motion.
NCDOT Meeting in Clemmons
A public meeting by N.C. Department of Transportation will be held at Clemmons Town Hall on Monday, December 4 from noon to 5 p.m. on the draft of Transportation Improvement plan for 2007-2013.
This TIP is the DOT’s “blueprint for future highway, rail, public transportation, bicycle and pedestrian improvements.”
The meeting is Clemmons will provide citizens the opportunity to learn about the TIP and to provide input for future projects that may be considered for the TIP Draft for 2009-2015.
Village manager Gary Looper said at the December 4 meeting, the widening of Lewisville-Clemmons Road and the Harper Road project will be discussed.
New Sidewalks for Kinnamon Road
Council approved a contract to build a sidewalk on the west side of Kinnamon Road from Bridal Path Lane south to highway 158 (Clemmons Road). Curb and gutter will also be built along Kinnamon Road.
Public works director Larry Kirby had stressed the improvements are needed for safety reasons. A new shopping center is currently being constructed at this intersection and Ridgecrest Road, and Kinnamon Road is being widened to four lanes.
Councilman Mark Smith made the motion to approve the contract of $12,935 for the project.
Village Hall Closed for Holiday
Village Hall will be closed next Thursday and Friday, November 23 and 24, for the Thanksgiving holiday.
Next Meeting
The Clemmons Village Council will meet again on Monday, November 27 at 7 p.m. at Village Hall.
