Clemmons Council approves special use
zoning, denies new Kinnamon subdivision

Clemmons Council approved a special use zoning request for Clemmons Moravian Church and an IHOP restaurant on Monday night, and denied zoning for a new subdivision on Kinnamon Road.
Clemmons Moravian Church sought rezoning on a 0.82-acre lot (the former Dr. Frank Nifong property) on the south side of Spangenberg Avenue for special use, which includes office use for the property.
Attorney Gil Davis represented the church petition from RS15 (residential) to LOS (special use) zoning. Davis said the property had a 1,950 square feet structure and asked for permission to take down the old trees and replant with new ones.
A sidewalk extension will be built from the former Nifong house to the church parking
lot. Davis called for removal of the tree and fence buffer between the house and parking lot, because all the involved property is owned by the church.
Village attorney Warren Kasper stated in order to remove the buffer of trees, a mandatory variance would be required from the Clemmons Zoning Board of Adjustment.
